Increasing your Homes Marketability on a Dime.

You never know what will make a buyer want to buy your Lee's Summit, Blue Springs, or Kansas City home. Most people have certain things in common that will trigger the "I like it!" response. Certain things, such as a clean, clutter free home in good repair.
Homes that are in great shape for showings garner higher offers than homes that are in need of cleanup and repair. An agent may have already told you to paint your home or do some major repairs. But other small details can prove important also in creating a marketable home. Here are some suggestions that you can use to make your home more appealing during showings.

1) Welcome to YOUR new Home. Put our a new doormat, make it generic but new. Clean and polish any metal that will shine. Put some potted plants out that well welcome potential buyers. Make sure it is always well swept and free of any clutter. Remember- first impressions are VERY important.

2) Make Buyers imagine it´s theirs. Use the coziness of your fireplace to it´s advantage. In front of the fireplace, you might have some nice glasses on the front room table with some flowers in a small vase. You might also have some nice dishes on the Kitchen or Dining room table.   Your goal here is to make the buyers imagine that it is theirs.

3) If it stinks, get rid of it. Use cleansers of all kinds to make your home smell fresh, carpet freshener to potpourri whatever works. Keep the cats litter box clean and fresh. NOTHING will kill a sale quite like the smell of animal urine! Also use the sense of smell as your friend by making some cookies before showings or open houses. (Don´t forget to give your Realtor one). 

 4) Create a feeling of space. Empty out the entry way closet, leaving just a few hangers or maybe one or two coats. Let the buyer visualize what the closet will look like with their coats in it. Move over sized furniture to a storage facility. Make sure no one trips over furniture in doorways, keep the traffic flow clean and unobstructed throughout  the home.

5) Make the most of your views. Make sure the windows are clean and the shades are pulled back. If your fireplace isn't in use, put some flowers in a basket in front of it. 

 6) Keep the kitchen clutter free. Put away extra appliances, make sure that soap and dish drainers are put up. Remove magnets and clutter from the Refrigerator. Think sterile conditions here.
 7) De-personalize. Take down any posters from the kids room, sometimes people get offended at other peoples tastes. Just think about what you would see in a model home. They are nicely furnished, but sparsely furnished. If you have a great deal of family pictures on the wall, you might consider taking several down. Let the buyer imagine what their pictures will look like on your walls.
 8) Lighten things up. Increase the wattage of the bulbs in the Laundry room, Kitchen, and Bathrooms. Turn the lights on before showings too. 
Now step back, stand outside the front door about 30 feet or more, and evaluate the feeling that you get from the home.

Does it feel warm and inviting? Does it feel like home? If you think so than perhaps buyers will too.
